What is a campsite exemption certificate?

A campsite exemption certificate is a legal document that allows landowners to operate a campsite without needing full planning permission. It leverages specific planning law exemptions, permitting limited camping activities under defined conditions.

Why do I need an exemption certificate?

Without one, running a campsite typically requires full planning permission—a process that can be expensive, time-consuming, and uncertain. Our certificates offer a legal, faster alternative that enables you to start your campsite business confidently.

What types of land qualify for an exemption certificate?

Most privately owned land can qualify, including fields, meadows, and woodlands. The land should have reasonable access, be relatively flat, and be outside restricted areas like National Parks or Sites of Special Scientific Interest. We'll assess your land during the application process.

How much land do I need to operate a campsite?

There’s no fixed minimum, but we recommend at least 0.5 acres to accommodate 5 pitches with proper spacing. Larger areas allow for a better layout, added facilities, and an enhanced visitor experience.

Do I need to own the land or can I lease it?

You can apply if you either own the land or have a long-term lease with written permission from the landowner to operate a campsite. If leasing, documentation confirming consent is required.

Are there any locations where exemption certificates cannot be issued?

Certificates may not be available for land in:

  • National Parks

  • Areas of Outstanding Natural Beauty (AONB)

  • Sites of Special Scientific Interest (SSSI)

However, each case is individually reviewed, and we often find workable solutions, even in these protected areas.

How many tents or caravans can I allow with an exemption certificate?

This depends on your certificate type:

  • Standard Certificate: Up to 5 caravans or 10 tents
    Other certificate types may allow more—details are provided during application.

  • What facilities must I provide?

Minimum requirements usually include:

  • Access to toilets

  • Supply of fresh water

Depending on your certificate type, you may also need basic washing facilities. We provide full guidance based on your setup.

Can I operate my campsite year-round?

Yes you will be issued with a certificate that lasts for 12 months.

Can I build permanent structures on my campsite?

No. Standard certificates do not allow for the construction of permanent buildings. Higher-tier certificates may offer limited options—contact us for details.

  • Offer a partial refund or allow you to revise and resubmit at no extra cost

Is ongoing support available after I receive my certificate?

Yes. All certificate holders receive ongoing support, including:

  • Compliance guidance

  • Operational support

  • Help resolving issues

What happens when my certificate expires?

We’ll remind you ahead of expiry and offer a simple renewal process. Renewals cost less than the original certificate and are faster to complete.
